WELCOME TO GERMANTOWN


Established in the 1830s and 1840s by immigrants many from Germany, who settled in an area where Liberty Mill Road and Clopper Road intersect. It is an area that has been preserved not by a historic site, but an entire historic district. And although many of the immigrants were actually English, many of the travelers remembered the accents of the storeowners within an area called Germantown and that is the name that stuck.

Today, Germantown, MD is still considered one of the more affordable urban communities within the metropolitan Washington DC area. It lies in Montgomery County, MD, 30 miles NW of Washington DC. Serviced by Interstate I-270 and Maryland State Highway 27, Germantown is also only conveniently located only 20 miles SE of Frederick and 53 miles W of Baltimore MD.

Germantown MD is not incorporated but rather governed by the County. It is also a planned city, planned out in as what is known as a "Corridor City" by the Montgomery County Government. In the 1960s it become part of what the Montgomery County called "Wedges and Corridors Plan".

It was a grand visionary plan that would enrich and protect the land and its residents for generations. The idea behind the plan was to preserve the outside edges of the county, the farmland and forests, and to restrict development to the area where the highway runs aka: the corridors.

It’s hard to believe but in 1972 when development began, Germantown was still a rural farming village of only about 1,000 people. Growing by about 2,000 people a year since that time, Germantown is now on target to hit the planned goal of having 95,000 residents by the year 2010.

Germantown, MD really has a lot to offer in addition to the proximity to both Washington DC and Baltimore, here you’ll find, low crime, a great climate and excellent schools which are part of the Montgomery County Public Schools. The area also offers residents and visitors a wide variety of recreational activities, festivals and events. As to be expected Oktoberfest is always a lively event. In 2008, Money Magazine ranked Germantown on its list of “Best Places to Live”. It is also found recommended on Sterlings Best Places.

As important as saving the environment, farmland and parks was/is – the plan was also based on the intent to retain it’s residential appeal and friendly atmosphere for future generations. The incredible South Germantown Recreational Park is evidence that values in the plan are still appreciated and respected.

Equally impressive, Germantown is home to The Germantown Community Center. This unique complex offers the local residents an amazing opportunity to share experiences with others living in the community. It is a multi-purpose recreational facility for all ages. It is an amazing ‘urban’ place where people in the community come to share everything from fitness, health and art, to family celebrations.

As part of the planned community, Germantown was designed around two man-made lakes and contains innovative home designs with a wide range of housing. Currently Germantown has a average listing price for homes for sale on the market of $262,787. This compares to the Montgomery county average of $529,956.
